Tenant Selection
All members waiting to be housed are place on the waiting list at the date of acceptance of their membership application. Tenant selection and housing allocation are decided by majority votes of not less than two thirds of SPK at a General Meeting. Prospective tenants are able to take part in this vote. All members of SPK are notified of the decision to house a particular tenant.
Tenants are allocated housing on the basis of a points system and are required to provide informaion in support of their application. This information is disclosed to all members of SPK in attendance at the General Meeting when tenant selection takes place. Categories for tenant selection and points awarded per category are listed below. There is no numerical listing of points, only a ranking in order of importance for point allocation. To reduce argument and save time, the Secretary interviews prospective tenants prior to the General Meeting.
General Conditions
The purpose of SPK is to seek accommodation for SPK members. All the executive committee and active members work on a voluntary basis so no discrimination exists within SPK in terms of office bearer election or tenant selection. Points are awarded for those who take part in SPK business. SPK is an equal opportunity organisation so discrimination of any kind is not acceptable. If discrimination does occur then the matter can be resolved according to the Anti-discrimination Act of QLD.
All tenants are required to sign a Tenancy Agreement before occupation of the property. This is a legal and binding document. There are no pets allowed in the property unless written permission is obtained from SPK. The tenant will pay for the following services: electricity, gas, excess water, telephone, others. All repairs must be via an SPK nominated repairer except in emergency cases when repairs not exceeding $100 are allowed.
SPK may enter the property only for the following reasons: to inspect the property (at least 1 days notice), repairs or maintenance (at least 12 hours notice), to show property to new tenant (at least 12 hours notice), to do a valuation of the property (at least 1 days notice), in case of an emergency (no notice), to protect the property from further damage (no notice but accompanied by police officer).
Rent Conditions
Tenants agree to pay the rent on time and in the approved manner. This may be weekly, fortnightly, or monthly. The rent is calculated according to the members income and is reviewed from time to time according to the company's policy. If evidence of household income is not provided when requested, an increase of rent up to the maximum market level for the property may be charged.
The tenants must notify SPK as soon as possible of any change to the number of tenants or names thereof. Tenants may be eligible for a reduction in rent if a tenant leaves or there is a reduction in household income for other reasons. If the amount of household income is incorrectly stated, any increase in rental that is applicable may be backdated to the date of the correct income.
